Water Heater Leaking? Do This Before We Arrive
- 1Shut off the cold water supply valve on top of the tank by turning it clockwise until it stops.
- 2If the heater runs on gas, turn the gas control dial to off. If it is electric, switch off the breaker labeled for the water heater.
- 3Move anything stored nearby up off the floor. Boxes on a garage floor soak up water fast.
- 4Leave the tank itself alone. A full tank is heavy, and the water inside is hot enough to scald.
- 5If you can see it safely, notice where the water is coming from. The fittings on top, the relief valve pipe, and the bottom of the tank each point to a different problem.
Repair or Replace? It Depends Where the Water Is Coming From
A leak at the fittings on top of the tank, or a relief valve that keeps discharging, is often a repair. Water coming from the tank itself, usually at the bottom, means the tank has corroded through, and no repair fixes that. The tank has to be replaced.
Age is the other half of the answer. Under about eight years old, repair is usually worth it. Past ten, the tank itself is the failing part and replacement is normally the better spend.
