Water Heaters
Most tank water heaters around South Orange County last 8 to 12 years, and our hard water is what shortens that. Annual flushing stretches the life. Past the ten year mark, replacement is often the better spend.
Under about eight years old, repair is usually worth it. Past ten, the tank itself is the failing part and replacement is normally the better spend. We will tell you plainly which side of that line you are on.
It depends on people and habits, not just square footage. A family running two showers and a laundry load in the same hour needs different capacity than a couple. We size the unit to how you actually use hot water.

Shut off the cold water supply valve on top of the tank by turning it clockwise until it stops. If the heater runs on gas, turn the gas control dial to off, and if it is electric, switch off the breaker labeled for the water heater. Move anything stored nearby up off the floor and otherwise leave the tank alone, because a full tank is heavy and the water inside it is hot enough to scald.
Tankless Water Heaters

Kitchen Plumbing
Usually something is jammed in the impellers. Cut power before doing anything else. If clearing the jam does not fix it, the motor may be done, and disposals are generally replaced rather than rebuilt.
Grease and oil above all. They pour in liquid and harden on the pipe wall. Most kitchen line blockages we clear are fundamentally grease.

A silent leak past the flapper can run hundreds of gallons a day and it shows up on the bill before you ever hear it. The parts are inexpensive, which is why it is worth fixing the week you notice it.
Usually a worn flapper or fill valve, small parts that waste a surprising amount of water. If the toilet also rocks or seeps at the base, the wax seal may be finished, and fixing that early protects the floor underneath.

Run the shower with the drain open and watch the ceiling, then plug the drain, put a couple inches of water in the pan and watch again with nothing running.
